rural planning consultants

Our expert team of rural planning consultants have the knowledge and experience to help you with plans to develop your land and buildings in any rural context. We have a particular track record in supporting clients with gaining green belt planning permission, farm diversification and prior approval applications for agricultural buildings.

Agricultural and farm diversification

The CT Planning team’s expertise in rural planning matters led to the practice being bought by the NFU in 2020 and we continue to help clients looking to diversify and navigate their way through rural planning guidelines, green belt restrictions and Class Q and Class R permitted development rights.

We have helped farmers and landowners with planning appraisals and planning applications for the conversion of buildings to residential and employment uses, the creation of tourist accommodation and the creation of wedding venues, children’s nurseries, and a kart racing track.

Green belt planning permission

We are often asked about the potential for finding loopholes in green belt planning restrictions along with a host of questions about what you might be entitled to do with existing farm buildings. Find out more about our work in this area on our Green Belt Planning page.

Rural planning FAQS

There are a number of factors which will impact the answer to this question, but the most likely answer is, “Yes” if you wish to have a permanent or substantial seasonal site.  In some cases, small scale camping is possible under permitted development rules.

Most likely, you will need full planning permission to convert a farm building or stables into a holiday cottage.

It is a common misunderstanding that green belt land is a no-go for development but that is not necessarily the case. The designation of green belt land by local authorities aims to prevent urban sprawl by keeping land permanently open.

However, that does not mean extending, converting, or even developing on green belt land is impossible and there are specific types of development that can be permitted including for agricultural buildings, creation of sports or recreational facilities and extension or replacement of existing buildings. CT Planning help clients with green belt planning applications across England & Wales and we would recommend calling our friendly team for an initial conversation to discuss your project as your best first step.

Planning consultants’ fees will vary depending on the complexity of the project. Getting the right planning advice at the right time in your project can end up saving you money and facilitate long term future income.
